    Hi

Has any Council ever done an Asset Management Plan for a specific building?

    Thanks

    Christine,

I am curious as to why would want an Asset Management Plan for a specific building?

We haven't per say done Asset Management Plans for a specific building but we have done "Master Plans" for large buildings including our City Library and the Visitor Information Centre / Cafe / Museum and Art Gallery as we have more specific needs around Heritage Preservation and Civic Engagement. I don't know if this might be a similar case? It really depends on the full purpose of what you need.

We've also broken down our major facilities into a subsidiary company which manages the day to day operations and assets within these facilities. But they don't have a separate Asset Management Plan.

    Kindest regards

Hi Christine, do you mean a Building Management Plan rather than an AMP?

    Hi Christine

In my view a building it is just another asset and it is valid to build an individual plan for it as I would for an individual plant or other item such as an individual road.

I expect there are some individual features of the building that you may want to monitor or manage. I would just follow a frame work that you have used before for an individual asset management plan.

I would be more likely to call it a Facility Plan if it was for a specific building. I have not done one as yet but am looking at it for specialist buildings such as an Entertainment Building that has requirements that are different to other buildings as it focuses on aesthetics as much as condition to attract patrons.

    Hi Christine,

You should be able to find one under NAMS+ , Asset Management Documents. The sample is written for a Aquatic Centre and can be applied to any individual building.

    Cheers

Christine, I've seen quite a number of different views on this over the years - organisations needing just one Building's AMP across all portfolios, or an AMP for each different sub-portfolio (Libraries, Admin buildings, Halls, toilet blocks for example), and yes, an AMP for an individual building (although usually the larger and more complex building that may need the AMP to explore different levels of service scenarios). I would suggest that the answer to your question should be based on the AMP's use - it would make sense to have a separate building AMP if you are exploring options with stakeholders - where short to medium term decisions need to be made for that building. Of course Practice Note 3 and NAMS.Property will give you some good guidance.

    Hi Christine

We are thinking of doing a pilot facility/asset management plan to plan everything from compliance, operations, roles and responsibilities, maintenance schedules and renewals for two new buildings we have just acquired. We need to improve the systems we have for managing our building assets so we thought to start with a pilot project on a new building. I have not yet seem anything that fits our needs, but it will possibly be something of a hibernate between an asset management plan and a facility management plan.

Happy to share thoughts as we are almost neighbours.

    Hi Christine

Have been watching this thread with interest. Agree with Steve that an individual plan may suit certain complex sites or an asset of some sort of significance.
Believe Sonja is on the money with something between an AMP and a facility plan. In a previous life what I did, was a business plan for some individual sites and a generic one for some building groups.
Individual business plans for any council owned leased property - consider long term worth, who you may want leasing the property to generate better income etc. etc.. / is building worth maintaining or do you demolish and build a more commercial property

Depending on what and how many buildings you have, you can consider a business plan for your community buildings (halls) , either as a group if you have a few in a particular area or individually - consider population in the area (newly wed or nearly dead), children population (age groups) changing demographics for an area / suburb, potential commercial hirers ; new sub-divisions / developments. As far as changing demographics are concerned consider the current or generalized timeframe over which the population changes in an area as this will hopefully help in your decision making.
if you have a building in the middle of a park, is there a Plan of Management that will affect you decision making.

Before you get into too much detail, you need to ask yourself a question or two - Do you have the support of senior management / council? Do you and or your building maintenance team have a real budget to do whatever you are considering long term ?

hope I haven't  put you off with my thoughts on the subject - good luck

    regards
                Chris.

    Hi Christine and Sonja,

We are in the process of developing AMPs for Precincts (multiple asset classes). As part of a  custodian model. My first attempt at an AMP / Facility plan tried to focus on service delivery for the customer | community.

Happy to discuss this further with you.
    Regards
    Peter
