    Hello All,
    Can anyone refer me to standard or guideline or rule of thumb for componentising a building?

    For example a $4M building, split 25% on floor, 25% walls, 25% roof and 25% fitout?

    Hi John,
    I recommend using Rawlinson's Australian Construction Handbook which provides percentages to components according to the type of building.
    Major components are listed as substructure, superstructure, finishes, fittings and building services. percentage are also available for minor components with their major equivalent eg plumbing, electirical, roof and esternal/internal walls.

    For example, a toilet block will have a greater proportion of plumbing than a large community centre, a 3 storey building will have a smaller roof area than a building with a similar floor area on one storey only.

    Our building valuer uses the building type in Rawlinsons (civic centre, community centre, toilet block) to  determine replacement costs (Rawlinsons also has unit rates), so provides a link between valautions for financial and asset management purposes.

    Hi John,
    It can vary greatly depending on the type of building and the services it delivers. The HVAC, lifts etc for example.
    I suggest you refer to Rawlinsons for costs/m2 for the type of building you are looking for broken down into the key elements you need.
